Good question I think I can help you with that. having fans alter this a litlle so I will give you an example with and without fans.Good rule of thumb is 12,000btu per 500 square ft with no fans ,and 12,000btu per 1,000 square ft with fans to help circulate.Hope this helps. enjoy
